The Bloemfontein property market is thriving as demand for properties are
increasing by the day. Bloemfontein was rated the best place to live in, in South Africa,
by a poll conducted by Men’s Health in January 2007. The findings were also published in the
Sunday Times. In another survey, done by Ask Africa & Finweek in 2006, Dan Pienaar in Bloemfontein
was identified as the most sought after suburb in South Africa.
Bloemfontein property prices vary from ±R350 000 in the south to ±R7m
in the north. The average price of properties in the south is ±R750 000 and ±R1
400 000 for properties in the north of Bloemfontein. Some
of the reasons, for the buoyant market, are that the pace of development has not kept up with
the demand and that some of the more desirable areas are now totally build up, which is driving
property prices up.

Bloemfontein is the capital of the Free State province in South Africa. It is also the Judicial
Capital of South Africa and the sixth largest city in the country.
The "City of Roses", as it is known, is unique in the sense that it is not only in the middle

for road, rail and air between north and south, east and west.

one of the oldest universities in South Africa, the University of the Free State. The UFS
is an important research centre with seven faculties and more than 27 000 students. It is
very much a sporting city and produced some of the leading sportsmen and woman in South Africa.
The Free State Cheetahs have won the Currie Cup three times, including the game they drew
with the Blue Bulls in 2006. They have been in the final 10 times.
The properties in Bloemfontein boast colourful gardens littered
with flowering plants and trees and one cannot help but notice the absence of six metre high
walls and streets free of litter, which is so prevalent in other cities in the country. Another

Bloemfontein also boasts it's own waterfront in the form of Loch Logan. It
hosts the largest shopping centre in central South Africa and the lake is a popular venue
for a braai or get-together. It is situated in Westdene and has stimulated residential, commercial
and investment property buying in Westdene as well as neighbouring suburbs.
